One Ayala is an under construction mixed-use development developed by Ayala Land located at Ayala Center in Makati, Metro Manila, Philippines. The development is located across Glorietta mall and occupies the former InterContinental Manila and EDSA Carpark sites. One Ayala aims to combine retail, hotel, and office facilities in a single contiguous space. Construction began in 2016 with the demolition of InterContinental Manila and EDSA Carpark and parts of the development opened in 2022.

History

InterContinental Manila and EDSA Carpark in 2012

One Ayala occupies the site where the InterContinental Manila hotel and EDSA Carpark once stood. The hotel was planned to close around 2014, where plans to build a mixed-use development in its place was also publicized. It was envisioned as part of Ayala Land's ₱65-billion redevelopment of the Makati Central Business District.[4] The hotel would cease operations on December 31, 2015,[5] and was demolished.

The mixed used development would be named after its address 1 Ayala Avenue. It is a 390,000 m2 (4,200,000 sq ft) transport-oriented development which features two office towers, a condominium-for-lease building, a hotel, and a five-story 54,700 m2 (589,000 sq ft) mall and transportation hub, seamlessly integrating to existing developments within the area.[6] The lot it occupies is bounded by Ayala Avenue, EDSA, the inner streets of Ayala Center such as East Street and Courtyard Drive, and the pedestrianized access to Ayala station.

The Point-to-Point (P2P) Bus Terminal opened on July 18, 2022, with the mall being partially opened.[7] The EDSA Carousel stop and additional bus bays then opened on November 18, 2022.[8] On March 20, 2023, One Ayala PUV Terminal opened at the lower ground level.[9] Its Basement 1 parking for the mall opened to the public on August 3, 2023.[10]

Features

Mall and transport hub

Transportation hub at the upper ground level

The transportation hub is located at the Upper and Lower Ground Levels of the complex. It occupies an area of 390,000 m2 (4,200,000 sq ft).[11]

At the Upper Ground Level are the bus bays of city and point-to-point (P2P) buses, accessible through EDSA and Ayala Avenue, respectively. Three bus bays accessible through EDSA accommodate the southbound Ayala Station of the EDSA Carousel and the terminals and stops of other city buses (especially those southbound), while the P2P Carousel lane accessible through Ayala Avenue accommodates the terminals and stops of P2P buses and electric jeepneys plying Circuit Makati, pick-up and drop-off points for other vehicles, and an Electric Vehicle (EV) Fast-Charging station.[12][13][14] Bus bays have Tripko and Beep reloading stations, respectively, as well as food kiosks between the P2P Carousel and city bus lanes. A friendship mural is also located at the Upper Ground Level. On the Lower Ground Level, meanwhile, is the One Ayala PUV Terminal, which has nine gates (named Gates 1 to 9, with the first two serving as entrance and the rest as boarding gates) and serves most traditional jeepney and UV Express routes coming from Ayala Center.[15][16][17][18][19]

The Level 2 walkways and bridges connect the complex to various key locations: McKinley Exchange Corporate Center (location of EDSA-Ayala terminal of BGC Bus is located), the adjacent northbound Ayala Station of the EDSA Carousel, a Shell gas station at the EDSA–McKinley Road intersection, the Ayala station of the MRT Line 3, and SM Makati, which is also accessible directly from Level 3.[20] Another walkway will connect the complex to Glorietta.[21]

The transport hub is located within a five-storey shopping mall that is managed by Ayala Malls and is set to fully open in the fourth quarter of 2023.[22] Built at the podium of the complex, the mall has a gross leasable space of 54,700 m2 (589,000 sq ft) and is expected to house more than 400 retail stores.[21] It features a Robinsons Supermarket branch at the Lower Ground Level, a concourse at Level 2 that is used to stage events, and al fresco dining at Levels 2 to 4.[23] It is expected to feature four trade halls, the first of its kind in Makati which would total 2,700 m2 (29,000 sq ft), and a multi-purpose court at Level 5.[3][1][2][6][11][24]

Office towers

The One Ayala Towers 1 & 2, with 21 and 29 floors, respectively, are PEZA-registered office buildings located at the Ayala Avenue side of the development, with a combined space of 85,000 m2 (910,000 sq ft).[25] One Ayala Tower 1 (also known as the One Ayala West Tower)[26] that is closer to EDSA is already operational, whereas One Ayala Tower 2 (also known as the One Ayala East Tower)[27] is expected to top off in 2024.[16] One of its major tenants is the Philippine headquarters of Microsoft, which moved from its 6750 Ayala Avenue space to One Ayala Tower 1 in 2022.[28][29]

Hotel and condominium

One Ayala will host a Seda Hotels branch and a condominium building.[25]

Intended to be a flagship project, the Seda One Ayala will have 413 rooms.[1][30] It is set to open in 2024.[31]

Parking

One Ayala has a four-level basement parking beneath the mall. It is accessible through Ayala Avenue and East Street, which also provides access to Glorietta's basement parking.[20][32] Parking spaces for the mall are located at Basements 1 and 2, while those for both One Ayala Towers are at Basements 3 and 4.

Awards

In 2017, One Ayala was shortlisted out of 400 entries from 68 countries at the 2017 World Architecture Festival.[33][34][35] The project of One Ayala Towers 1 and 2 won the High-Rise Structures Category in the 2022 Philippines Excellence in Concrete Construction Awards.[36] It also won the 2022 People’s Choice Award at the 8th Annual American Concrete Institutute (ACI) Excellence in Concrete Construction Awards. The project was nominated by the ACI Philippines Chapter and entered in the high-rise structures category.[37]
